We had our final walk through today and it took about 3 hours. I was a mess this morning, I was all fidgety and anxious. I guess I was expecting to walk in and a gorilla pop out of a closet or something! But it was the exact opposite. I know I've given shout outs before to our PM, but I need to send a shout out on steroids! He said don't worry about the small stuff, he's got it- well he is no liar! It was immaculate! Just gorgeous. I saw my husband looking at everything hard core and all we found was one nail sticking out of the spindles and balusters base plate to correct. My husband isn't easy to impress and he's quite the Mr. Fix It, so he knew things to look for. He told our PM more than once how amazed he was. Walls, perfect. Kitchen, perfect. Every room, perfect. It's kind of funny, our PM didn't like the word perfect, he doesn't think that is realistic, and I applaud him for that actually. He did an amazing job of explaining everything from the get go about what to expect along the way. I know we will find stuff, it's the name of the game, but I can't say enough how overly impressed I am by our completed house. But I will stop talking, because what speaks the most is the pics! Even though it has my husband's trademark stamp, I actually took all of these- so apologies for lighting and such, he's much better at that sort of thing!
I LOVE the kitchen. The combo of colors turned out wonderful! I love how in different light the cabinets can look lighter or richer- we have calico cabinets!

So that's it! Now we continue to finish packing, we are almost done. Closing is Thursday at 1pm and we will head out to seal the grout and hang up some blinds. Get this- we are now to get a refund at closing!! Then the movers and Comcast come on Friday- so as long as no one judges me for the mess and the mass amount of decorating we have in the upcoming years to do :), I will get some more pics up with furniture. I know how much that makes a difference for the space, colors, etc. We are so excited, I want to vomit on most waking hours, haha!

The house is finished!
We received a text from the PM yesterday along with the pic that the house is DONE!!! Wooo Hoooo! OK, I have to confess, we snuck back out but we weren't able to go inside, so I'm justifying it to myself that we stuck to the plan :) We have packed like crazy people and are almost done, we pretty much have to navigate through paths of boxes in our tiny apartment, but it's SO worth it! Who knew you needed GPS in your apartment! We are so excited, nervous, anxious.... I can't seem to come up with the proper emotion to thoroughly explain it all! So the walk through is Monday and we will post some pics up then closing on Thursday. I get the delay, so they can fix any "defects" we might have, but knowing she is just sitting there waiting makes it hard! We are gonna hit some of our favorite spots this weekend- Fairmount Park down the crick and the Schuylkill Center because we have a bet with ourselves to try to not come back into the city for at least a year. Of course the exception is a hopeful Flyers game and doctor appointments. Until Monday :)

And pics!
OK, so clearly I didn't get them up the next day... we went thrift store rummaging and found some good deals but we finally got a chance to sit down and get some pics uploaded. We have prepped our apartment for packing and did the dreaded cleaning of the closet, 7 trash bags, not too shabby! So here are a bunch of pics, some are from this past Wednesday and some from the weekend right before that. The ones where you can see electrical outlets, cable/CAT5 and such are the newer of them. Oh and the HVAC was installed, she is purring like a kitten! My husband proposed that we don't go back out again until the final walk through. I wasn't liking this too much but I might have changed my mind.... He spoke to our PM on Friday to get the low down of this upcoming week which is flooring, side walks, drive way and the deck! Then the finishers come in after that. He mentioned to our PM some of the dry wall imperfections and the PM pretty much was like "don't worry about that stuff, I got you." He insisted that he will go through the house with a fine tooth comb and make sure that stuff is taken care of. I have mentioned before, he is quite the type A personality and I know he's got our back. So I'm leaning towards awaiting a "big reveal" but not completely set on it yet :) So here are some pics, she is looking so gorgeous!

Sorry for the no particular order, I'm not all the computer savvy and missed updating pics twice. But there you have her! She is coming right along and we are SO excited. Hubby just printed out a blank calender for April and we made it a count down calender.
On the NVR note, I just sent the last pay stub and signed what I was told would be a final "soft pull" document.... but then I get an email from Credit Karma and of course, it was a hard pull. It's not the end of the world, but it's annoying and they did tell me it would only be a soft pull, not a hard. I'm debating calling about this or just being happy and grateful we are so close to moving into our new house.

Waterproofing!
We spoke to the PM on Friday and to much surprise, they were able to finish the waterproofing. Our area had a horrible ice storm, so once again, I have to say I was shocked to hear much of anything was done! He wanted to back fill but the inspector could not come out on Friday because their offices were without power. So off to the lot we go! A few pics....

As you can see from the pics, man, we can't catch a break with the weather. They are hoping to back fill then start some framing this week. But, as mother nature does, another storm is coming Wednesday night through Thursday. Calling for a Nor'easter. But hey, 4 days of no Nor'easter may mean progress. Let's hope for no ice with this storm- it just destroyed the Philly area. There was even a power outage here.
And we were able to schedule the walk through with Guardian for the 20th. Now lets hope we can stay on schedule for this!

Construction update
Nick spoke to our PM to get an update on the house.... Last week the only progress included the footers were inspected and passed. It wasn't really the issue of the snow but more the ridiculous temperatures. So Monday they will place the forms and pour the walls that day or next. Weather is looking at highs in the teens Tuesday through Thursday, so hopes are high they get it poured Monday! If not, not a big deal. As anxious as we are to see some progress, I prefer right versus rushed. Also on the agenda for this week is to trench in the utilities and pass inspection.
Sent documents to NVR and our loan officer is still waiting on one addendum from RH before he can send the updated numbers. Both Chris'- loan officer and sales rep had our backs for the ongoing numbers discrepancy. Info also sent to hour insurance agent at Allstate and hope to get a nice quote next week to seal the deal with that.
PM said he will touch base on Wed to see if anything was actually able to take place. Again, mother natures fault, not RH.
